ND Renovations is a Sydney-based faily business specialising in high-quality residential renovations across NSW.
From a single ensuite through to a full commercial fitout, every ND Renovations project runs on the same written scope, fixed price and agreed program.
Full strip-out, re-waterproofing to AS 3740, tiling, plumbing and electrical — completed by our own trades, not a rotating cast of subcontractors.
Layout design, custom cabinetry, stone benchtops and appliance integration — with a 3D render approved before a single tool comes out.
Compact, hard-working laundries with proper storage, durable joinery and correct waterproofing, delivered on time.
Alfresco areas, decking, pergolas, outdoor kitchens and facade transformations that lift both the street presence and the valuation.
Office, retail and hospitality fitouts delivered after hours where needed, with programmed staging so your doors stay open.
Not sure what you need?
Send us a few photos of the space and we’ll come back with a realistic ballpark range before we ever visit.
The renovation is the easy part. Being straight with you is the difference.
- A fixed-price written contract. The price only changes if you change the scope — and nothing proceeds without your written approval.
- A named site supervisor. One person, one mobile number, from demolition to handover. You’ll never be handed to a call centre.
- A written update every Friday. Progress photos and next week’s plan, so you always know exactly where your job is up to.
- Your home protected. Dust barriers, floor coverings, agreed working hours and a full clean-down at the end of every day.

We had ND Renovations to renovate the kitchen and bathroom in our apartment, and we're really happy with how it turned out. The team was easy to deal with from the first quote right through to handover; clear pricing, no surprises, and they kept us updated the whole way. The workmanship is excellent. The tiling, cabinetry and finishes are all neat and well set out, and the waterproofing and plumbing were done properly. They kept the site clean each day, which matters a lot when you're living in an apartment building, and they were respectful of the neighbours and building rules. They finished on time and stood behind their work when we had a couple of small items to tidy up at the end. Highly recommend them for anyone looking at a kitchen or bathroom renovation.Posted on Google![]()

What a Sydney renovation actually costs.
Most renovators won’t put a number on their website. We will — because the fastest way to waste your time and ours is to meet on site with budgets that were never going to line up.
A straight swap of a standard main bathroom or laundry. Quality mid-range fixtures, existing layout retained, no structural change.
Reconfigured layout, custom joinery, floor-to-ceiling tiling, upgraded fixtures and lighting design. Our most common bathroom and kitchen scope.
Structural changes, premium stone and tapware, bespoke cabinetry, integrated appliances and full interior or facade transformation.
What moves the price: moving plumbing or walls, the tile size and lay pattern, stone selection, waterproofing extent, access and parking, strata requirements, and whether the existing substrate is sound once we open it up. Every one of these is itemised in your quote before you sign — and the price only changes if you change the scope.
Five stages. Every one with a date attached.
On-site consultation
We measure up, talk through what you want, and flag anything that will affect cost before it becomes a surprise.
Design & itemised quote
Layout, finishes schedule and 3D render where relevant, with a line-by-line fixed-price quote.
Selections & contract
You lock in tiles, tapware and joinery at our suppliers, then we sign a written contract with a firm start date.
Build
Demolition, rough-in, waterproofing, tiling, fit-off. Same crew throughout, weekly written updates.
Handover
Final clean, joint inspection with your supervisor, certificates and warranty documentation handed over.
Everything you’re entitled to ask a builder for — before you ask.
Ask any Sydney builder for these six things. We hand ours over before you have to ask — and you can check the licence yourself right now.
The questions we’re asked before every job.
How long will my renovation take?
A standard main bathroom is typically 3–4 weeks on site, a kitchen 3–5 weeks, and a multi-room project 6–10 weeks. You’ll receive a program with your contract showing each stage and its dates, and a written update every Friday against that program.
Is the quote actually fixed, or will it move?
It’s fixed. Your contract price only changes if you change the scope, or if something genuinely unforeseen is found once we open up a wall or floor — and in that case we stop, show you, price it, and get your written approval before proceeding. Nothing is ever added to your invoice without a signature.
Can I live at home during the renovation?
In most cases yes. We set up dust barriers and floor protection, agree working hours with you upfront, clean down at the end of every day, and where we’re renovating your only bathroom we’ll program the works to minimise the days it’s out of action and discuss options with you before we start.
Do I need council or strata approval?
Most like-for-like bathroom and kitchen renovations need neither. In a strata building, work classed as a “minor renovation” under section 110 of the Strata Schemes Management Act 2015 generally requires an ordinary resolution of the owners corporation, and structural or waterproofing work usually needs a by-law. We’ll tell you exactly what applies to your property at the on-site consultation and help you prepare the paperwork.
How do I know my waterproofing has been done properly?
Because you’ll have it in writing. Wet areas are waterproofed to AS 3740 by a licensed waterproofer, flood-tested before tiling, and you receive a signed waterproofing certificate at handover along with your warranty documentation.
Why is your quote higher than the cheap one I received?
Usually because ours includes what theirs excludes. Compare the quotes line by line for: waterproofing certification, licensed electrical and plumbing, Home Building Compensation cover, rubbish removal, make-good and painting, and the PC allowances for tiles and tapware. A quote without those isn’t cheaper — it’s incomplete.
Which areas of Sydney do you service?
We work across the Sydney metropolitan area and regional NSW, including the Inner West, Eastern Suburbs, North Shore, Northern Beaches, Hills District, St George, Sutherland Shire, Parramatta and Western Sydney. If you’re outside these areas, ask us — we travel for the right project.
Tell us what you’re renovating.
- No obligation, and no sales pressure on the visit
- Itemised written quote within 3 business days
- Speak to the person who’ll actually run your job
